Maximize Your Home's Sale Price: The Minter Team's Unique Three-Point Gameplan
Have you ever wondered why certain homes seem to fly off the market, fetching top dollar almost instantly?
It's not because their realtor possesses secret tricks, nor is it due to the quality of their listing materials, unique brokerage technologies, or their years in business.
The true magic behind selling a home quickly and for the highest price boils down to three straightforward principles: effective preparation, appropriate pricing, and extensive promotion.
THE 3 POINT GAMEPLAN
What sets our team apart in the bustling real estate market is our commitment to a meticulous pre-listing process, which we've dubbed our 3-Point Game Plan. Unlike other agents who might focus their skills solely on securing the listing, we delve deeper, strategically planning every step to make sure you're fully on board with the plan to maximize your profit.
PREPARE
Our initial focus is on ensuring your home is market-ready before it goes public. Our goal is for buyers to fall in love with your home online, long before they see it in person. This begins with high-level preparation.
This involves staging your home, considering minor updates that offer high returns, and possibly conducting a pre-inspection to make your property as appealing as possible.
A professional stager will collaborate with you to optimize your home's presentation using what you already have. This attention to detail in furniture placement and decor is crucial, as living in a home differs significantly from showcasing it for sale.
Minor updates and repairs can yield significant returns. For example, a fresh coat of paint can transform a room's ambiance at a minimal cost. Similarly, replacing worn-out carpeting is not prohibitively expensive but can significantly enhance your home's value.
A pre-inspection serves three main purposes. First, it places you in control of the sale process, allowing you to address or disclose issues before they become negotiation points. Secondly, it may encourage offers without inspection contingencies, strengthening the offer. Lastly, it enables buyers to make stronger overall offers, confident in their knowledge of the property's condition.
PRICE
Pricing high to net the most money is rarely a successful strategy, especially in today's competitive market.
Many buyers are learning that to compete for a great home they will have to push their offer price above seller asking price. If buyers feel a home is priced at the top already they may be unlikely to even schedule a showing, much less write an offer, because they could be afraid of having to push it higher than what they are comfortable with.
We use multiple methods to tell a story about your home's value, helping you set a price that maximizes attention and offers.
PROMOTE
Our team leverages the preparation stage to aggressively market your home, aiming for widespread visibility before it officially lists.
Contrary to the passive approach of simply listing on the MLS and waiting, we proactively promote your property. This ensures that potential buyers learn about your home early, increasing the likelihood of receiving strong offers.
Because in today's market if a buyer doesn't find out about your home until three days after it's been available it may be too late for them to put in a qualified offer.
As an example, let's look at one of our listings. This home had to move quickly, so we didn't get the full amount of exposure time that we'd prefer, yet the process still worked. You'll see our drone video advertisement that ran for 7 days prior to hitting the market accumulated over 7000 impressions, 4100 different accounts, and engaged over 1100 viewers.
This was followed up by a campaign to retarget this engaged audience and capture new interest engaging over 1000 people as the home went active.
Compare these numbers to engagement on Zillow and the MLS. Many agents rely solely on these two methods to get the word out.
Zillow took 48 hours to cross 1000 views and by that time we already had 35 showings scheduled. People finding the home on Zillow were too late. This is the same for the MLS data as there were just over 1000 views on this platform as well 48 hours after hitting the market. Keep in mind, the MLS views include over 350 views by realtors.
The point here is that putting the home on the MLS and letting the internet filter to the right buyer is not the strongest way to get as many eyes as possible on your home. Instead, it takes a proactive approach to push it into the public's eye before anyone can even step foot inside.
