Weekly Update 4/14/14

Dr EvilHappy Monday and welcome to more spring fun in Wisconsin! While the weather around here is having a hard time making up its mind, the housing market is a much different story. We are in full swing here in the spring season and houses are moving.

While we may still have historically low inventory numbers, we are still seeing large number of houses hit the market. Over the last two week Dane County saw 204 homes hit the market while only 39 sold. That sales number is the lowest number of sales in one week since the first week of February which is a bit odd. However, it’s not uncommon to see low numbers in the first week of the month as many people aim to close the last week of the month.

Advice for Sellers: You may want to get your home on the market now if you are looking to move. Waiting will allow more competition to catch up and you will miss out on the buyers who are hungry after shopping for the last few months with no luck.

Advice for Buyers: Make sure you are ready to move when you start shopping. Have a pre-approval from the bank ready and be ready to see a home that fits your criteria as soon as it hits the market. Buyers are competing for new listings and you want to make sure you don’t miss out on your perfect home because you wanted to wait until the open house to see it. (more…)

Weekly Update 3/31/2014

UWHappy Monday!  March Madness is down to the Final Four and with our Badgers heading to Dallas the fun may be just starting.

Now that March is over we are seeing a high increase in traffic and the market in general. While inventory remains low we are seeing more houses hit the market each week. Many houses are seeing accepted offers within the first week.

Sellers looking to sell quickly may want to hit the ground running soon before other similar homes hit the market. Buyers are out there, and many homes are seeing multiple offers. Correct pricing will put your home in a position to sell quickly in today’s market. I had two listings get accepted offers last month within the first week on the market!

Buyers need to make sure they are ready to jump when a great new home hits the market. Attractive properties are selling quickly so buyers who are pre-approved and ready to buy are better able to compete and gobble up the new listings on the block. (more…)

Happy Monday! After a great first weekend of March Madness I’m happy to share that Mr. Potter is currently leading our bracket challenge. With a Florida championship it looks like he’ll be tough to catch.

Dane County as a whole saw 164 new listings this past week while 60 homes sold with a median sales price of $200,500 and 67 days on the market. Each of these metrics is an increase over last week with the exception of median sales price which dropped 15% for the week.

Weekly Update 3/17/2014

2014-03-11 12.12.36Happy St. Patrick’s Day and welcome to the first week of March Madness! Not only have we seen positive movement in the winter thaw over the last week, but we’ve also seen a healthy improvement in most areas of the market as well.

While inventory remains low we are beginning to see more houses hit the market.  Sellers looking to avoid competition may want to hit the ground running soon before other similar homes hit the market. Buyers are out there, and many homes are seeing multiple offers. This means buyers need to have their ducks in order to make sure they can submit a strong offer while sellers can rest easier knowing that a correctly priced him is likely to sell.

Dane County as a whole saw 154 new listings this past week while 58 homes sold with a median sales price of $237,750 and 75 days on the market. Each of these metrics is an increase over last week with the exception of days on the market which stayed the same.

Weekly Update 3/10/2014

2014-03-09 11.16.11As the much anticipated winter thaw begins it will be interesting to see the effect upon our current housing market. While I am seeing buyers active in the market I’m hearing from lenders that they are seeing slow traffic. This means buyers aren’t taking care of financing before shopping or we have a lot of buyers in the beginning stages of their process. Either way, inventory is still low but I expect to see this become less of an issue for buyers within the next month. Sellers may not want to wait until their flowers bloom to list because competition is low and that can help them sell their home quickly.

Dane County as a whole saw 140 new listings this past week while 37 homes sold with a median sales price of $215,000 and 75 days on the market.

Weekly Update, 3/3/2014

SussexwsignWhile the weather may say otherwise, the spring season is upon us. Homes are moving as the market has really heated up. With continued low inventory buyers are struggling to find that perfect place. Potential sellers may want to consider coming on the market now in order to avoid competing with other houses later in the year.

Dane County as a whole saw 139 new listings this past week while 91 homes sold with a median sales price of $219,900 and 70 days on the market.
