Teachers + First-time Hombuyers = Model Students
The Burtons are a perfect example of first-time homebuyers who are well-prepared for success in a quick and competitive market. We’ve all heard stories of homes that receive 400 offers in the first day, and they are all $500k over asking price, etc. (Ok, maybe a slight exaggeration). But there are valuable lessons to be learned from teachers, I mean buyers , who win without making risky or impulsive decisions.
Lesson 1: Do your homework (and then get someone to do it for you)
Bonnie and Justin had been keeping an eye on homes for a while and generally had a feel for what the market was doing. When they were ready to get serious with their home shopping, they came to us to help them navigate the process. Before even stepping into the home they wanted to see, we made sure we knew as much as possible about the home (updates, age of mechanicals, condition report items, etc), as well neighborhood market trends that supported our opinion of pricing. Doing their homework allowed the Burtons to act quickly and intelligently when they found the right house.
Lesson 2: Smart but Strong
When we stumbled upon this West side gem, the Burtons knew it was “the one”. We put together an offer with strong terms, as well as a strong but smart price based on our market research. Soon after, we were told that we were one of a handful of offers, and the seller would like us to increase our offer price to x dollars. After looking again at comparable properties and discussing with the Burtons, we were not convinced that the market supported a higher price. They decided they were comfortable staying put with their offer and see what happens. The next morning we had an accepted offer in hand…and the Burtons lived happily ever after.

Initially Chad’s home search started on the southwest side. But after losing out on three houses in one week he quickly turned his focus to the strong, yet not as competitive Oregon market.
We quickly got Chad in to see this gem loaded with potential at a great price. Not afraid of a little cosmetic work, Chad jumped all over it and negotiated an accepted over without having to bid against other homebuyers or pay more than asking price!
He’s now sitting on a home that easily has a lot of room for appreciation with a few simple updates such as flooring, paints, cabinets, and countertops.
What’s the lesson here? While many people are competing in a heavy seller’s market for their perfect house right now, some buyers are still winning big time by looking outside their initial search area and focusing on their long term goals over immediate gratification. Chad has set himself up nicely for his future by landing a home he can quickly build equity in despite buying his first home during a competitive seller’s market. Nicely done Chad!

How many houses do most people see before finding “the one”?
That’s a question we get asked all the time. In reality, it’s not how many houses you see, it’s just a matter of when you see the right one.
We have clients that shop for up to 2 years for just the right place. Others hit a grand slam on the first home.
For Kris and Ali, it only took one look at this beautiful Brooklyn duplex to know it was where they were meant to be. With a private backyard backing to a small pond and plenty of living space it’s the perfect setting to call their first home.

You don’t always need years and years of memories to make a home. Even the shortest stops in a family’s journey can create opportunities for a house to become a home.
Although it’s been a short stay here we are wishing this great family all the best in their return “home”.
One of the biggest challenges home owners face when trying to make a move in today’s market is how to navigate the potential speedy sale when there isn’t necessarily a home to move into yet.
One strategy is to wait to list your home until after you’ve found a place. This can be pretty tricky in today’s market as it can be difficult to compete if you have a home sale contingency.
Another strategy would be to sell and then work on negotiating to an extended deadline or rent back to allow more time for shopping. This is a stronger strategy as most people can’t purchase their next home until the first is sold. Therefore, the sale has to come first.
This client took a slightly different approach to the process. We listed his Stoughton home with a private listing, meaning it wasn’t online for everyone to see. While listed privately Stuart had some time to continue preparing the home for the public market while still entertaining possible buyers who could meet his need for an extended timeline.
We were able to find Stuart a buyer for his home that could offer everything he was looking for without Stuart ever hitting the market. This allowed him and Alison to shop for the next place with a lot more confidence. When they found themselves competing as buyers in a multiple offer situation, being able to make a strong offer knowing that the first house was already taken care of was the biggest difference in getting the home they were searching for.
